Comfortable apartment of 48 sqm with private entrance and a terrace overlooking the sea, able to accommodate up to 2 people, located on the first floor of a building without elevator. The location is fabulous! We are in a quiet residential neighborhood just 50 meters from the sea. The beach is easy to reach on foot and all the basic services are nearby.
The interior space is organized as follows:
- LIVING ROOM with KITCHENETTE (with electric hob, fridge with freezer, kitchen utensils and wine glasses), dining table, sofa, 32" TV, split A/C and access to the terrace;
- BEDROOM with double bed, wardrobe and split A/C;
- BATHROOM I with shower, washing machine, washbasin, bidet and WC;
- TERRACE with awning and a coffee table.
FURTHER SERVICES AVAILABLE TO GUESTS: unlimited wifi, heating and air conditioning via split (one in the living room and one in the bedroom), drying rack and hairdryer.
PLEASE NOTE: the building does not have an elevator.
There are two steps in bathroom I.

The apartment is at the exclusive guests' disposal for their entire stay!
Waste Management (Mandatory)
During their stay, guests must dispose of daily waste, separating it correctly and placing the bins outside the property on the days indicated in the schedule.
In the city, there are no public bins or recycling centers; instead, door-to-door collection is carried out, so only small amounts of already separated waste can remain inside the house.
Failure to comply with local regulations will result in a penalty of EUR 150.00 being applied to the guest.
To ensure the security of your personal data, 7 days before your arrival you will receive instructions to register your documents via our Guest Portal.
We need such procedure to verify your ids and docs and in order to send infos to the police service "Alloggiati Web" wich is Italian procedure to host guest in italy.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 383 - 6/10/2022).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.
Olbia Climatic Zone C: 14 hours a day from October 15th to April 15th.

- Li Capanni beach: 14 minutes on foot;
- Tanca Manna beach: 5 minutes by car;

- Baltolu Trattoria: 1 minute on foot;
- Dettorimarket Crai: 2 minutes by car.

- From Olbia Station, it is possible to reach the apartment by car in 34 minutes.
