The apartment consists of a living room with kitchenette, two bedrooms, bathroom, balcony and a private garden.

The internal space
The 90 sqm apartment is located on the first floor of a building WITHOUT a lift (stairs to access it).

The space is organized as follows:
- LIVING ROOM with kitchenette (gas hob, fridge, freezer, moka, kettle, kitchen utensils and wine glasses), dining table, sofa bed, TV, split A/C and access to the balcony;
- BEDROOM I with double bed, wardrobe, TV and split A/C;
- BEDROOM II with double bed, wardrobe, TV and split A/C;
- BATHROOM with shower, sink, bidet and washing machine;
- BALCONY (accessible from the kitchen);
- Private GARDEN (accessible from the kitchen balcony and from the external gate).

FURTHER SERVICES AVAILABLE TO GUESTS: unlimited wifi, independent heating, split air conditioning, hairdryer, clothes horse, iron and ironing board.

ATTENTION. The fireplace in the living room is NOT usable.

The apartment is for the exclusive use of our guests and won't be shared with the host or other tenants.

We need such procedure to verify your ids and docs and in order to send info to the police service "Alloggiati Web" which is Italian procedure to host guest in italy.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 6/10/2022 n.383).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings.
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.
Viareggio Climatic Zone D: 11 hours a day from November 8th to April 7th.

Please note that check-ins after the indicated time must be agreed directly with the structure and will take place in self check-in mode via a keybox on site (with a combination that will be provided after booking).

Description of the area
The apartment is located in Pieve San Lorenzo, a charming village in the province of Lucca, Tuscany. It is characterized by a quiet atmosphere and a breathtaking natural landscape, with green hills and spectacular views of the surrounding mountains. The center of the village is dominated by a historic church, the Pieve di San Lorenzo, which dates back to the medieval period and features interesting architectural elements. The narrow streets and stone houses create a typical Tuscan atmosphere, ideal for relaxing walks. The area is also known for its agricultural tradition and local products, such as olive oil and wine. If you like nature, there are many paths and hiking trails in the surroundings, perfect for exploring the beauty of the Tuscan countryside.

Getting around
- From Pisa Galileo Galilei International Airport, you can reach the apartment comfortably by car or taxi in 1 hour and 22 minutes (107 km).

- From Pieve San Lorenzo Station, you can reach the apartment on foot in 17 minutes (1.1 kilometers).

- If you are traveling by car, there are two parking spaces on site, one covered and one uncovered. PLEASE NOTE. One parking space is the garage and the second parking space is located in front of the garage. The garage is great for motorcycles and normal cars, SUVs DO NOT fit. If you have a larger car, you can park it attached to the garage (in the second parking space)
PLEASE NOTE. Please note that to access the parking spaces, you must pass a gate.
