The independent villa of approximately 116 sqm is located on the ground floor (stairs to access it).

The internal space is organized as follows below:

- LIVING ROOM with double sofa bed, sofa, table, 32" TV and access to the veranda;
- VERANDA ROOM with granite sink, fireplace, double dining table and access to the veranda;
- KITCHENETTE with gas hob, fridge, freezer, dishwasher, kettle, moka, oven, toaster, kitchen utensils and dining table;
- BEDROOM I with double bed, wardrobe and access to the private bathroom;
- BEDROOM II with single bed, wardrobe and access to the outside;
- BEDROOM III with bunk bed, wardrobe and access to the outside;
- BATHROOM I with shower, sink, bidet and toilet (private bathroom of the master bedroom);
- BATHROOM II with shower, sink and toilet;
- VERANDA with armchairs and barbecue;
- Private GARDEN, outdoor shower and gate for access to the beaches.

FURTHER SERVICES AVAILABLE TO GUESTS: Unlimited WIFI, air conditioning and heating via splits present in all rooms, mosquito nets, washing machine, hairdryer, clothesline, iron and ironing board.

Cots and cots for children on request and subject to availability.

PLEASE NOTE. There are steps between the living area and the bedrooms.

ATTENTION. The fireplace in the veranda room is NOT usable.

PLEASE NOTE. The villa can only be reached by car. Availability to park both SUVs and small cars inside the property.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 383 - 6/10/2022).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.
Olbia Climatic Zone C: 14 hours a day from October 15th to April 15th.

Description of the area
The villa is located in Conca Verde, a small village along the northern coast of Sardinia, in the Gallura region. It is located a short distance from the city of Santa Teresa di Gallura and enjoys a suggestive position, overlooking the splendid Mediterranean Sea.
The village is known for its tranquility and natural beauty. Its beaches are characterized by fine sand and crystal clear waters, perfect for swimming or simply relaxing in the sun. The surrounding cliffs offer breathtaking views and are ideal for diving and snorkelling lovers.
Conca Verde still retains its authentic charm, with few tourist facilities and a relaxed atmosphere. However, it is well served by some restaurants and cafes offering local dishes and fresh seafood specialities.
The surrounding nature is rich in Mediterranean vegetation, with Mediterranean scrub, junipers and olive trees characterizing the landscape. The area is also an ideal starting point for exploring other attractions in the region, such as the islands of the La Maddalena Archipelago or the most renowned beaches of the Costa Smeralda.
