Comfortable 64 sqm apartment on two levels, able to accommodate up to 6 people, located on the ground floor and in the basement of a building WITHOUT elevator.
The property is located in a very convenient area, on the outskirts of Siena city, just 16 minutes by public transport from Piazza del Campo and the historic center, but also convenient for visiting the surroundings.
The accommodation consists of a living room with kitchenette, bedroom, bathroom and another living room in the basement.

The 64 sqm accommodation is divided into two levels (ground floor and basement). Please pay more attention to the internal staircase if you are traveling with children.

The internal space is organized as follows:

Ground Floor:
- LIVING ROOM with double sofa bed, "32 inch" smart TV, desk and split A/C;
- KITCHENETTE with dining table and chairs, induction hob (4 burners), fridge, freezer, moka, dishwasher, kettle, electric oven, microwave oven, toaster, various kitchen utensils, wine glasses;
- BEDROOM with double bed, armchair, wardrobe and split A/C;
- BATHROOM with sink, slightly raised shower cubicle, bidet and WC.

Basement Floor:
- LIVING ROOM with double sofa bed, sofa, "50 inch" TV, open walk-in closet and split A/C.

FURTHER SERVICES AVAILABLE TO GUESTS: Unlimited WIFI, independent heating with heat pump, washer-dryer, blackout curtains, trouser press, iron and ironing board, drying rack, clothes stand, hairdryer.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 383/6.10.2022).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings.
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.
Siena Climatic Zone D: 11 hours a day from November 8th to April 7th.

Self check-in will take place in this accomodation. It is MANDATORY to complete the registration in order to receive instructions to collect the keys and access the apartment.
The keys can be collected for free via smartlock on site.
In case of problem, telephone assistance will be guaranteed until 12am.

Payment of the city tax will be required.

The property is located in a residential and pedestrian area, therefore very quiet and strategic, close to all the main services, including bars, supermarkets, restaurants and pharmacies. The property is located a few steps from the main attractions of the city including Piazza del Campo, considered among the most beautiful in the world and home to the famous Palio which is held twice a year; the extraordinary Duomo with the Baptistery; the Palazzo Pubblico; the extraordinary Torre del Mangia, from which you can enjoy a breathtaking view of the city; the Pinacoteca Nazionale.
In the surroundings of Siena, it is worth getting lost in the areas of Chianti, Val D’Elsa and Crete Senesi, among gastronomic delicacies and extraordinary landscapes.

- From Florence Amerigo Vespucci Airport, you can reach Florence Central Station by tram or bus, from where you can take the bus to Siena, which stops a few minutes' walk from the property.

- Siena Station is 6 km from the apartment. The most convenient way to reach the accommodation is by taxi (12 minutes); alternatively, you can take the bus that leaves every 5 minutes from the station and reaches the city center in 5 minutes.

- If you travel by car, you can park for free (NOT GUARANTEED) around the property or for a fee at "Porta Tufi", 3.5 km from the property.
