Cosy flat of 86 sqm, for 4 people, on 2 levels, on the 1st floor of a building (NO lift) with a communal PARKING area.
We are located in the medieval village of Ripa, between Perugia and Assisi, on a hill that offers a panoramic view of the valleys aound; an ideal place for those seeking peace and history, staying a short distance from the centre of Perugia.
The property consists of: living room with kitchenette, bathroom, garden and veranda (I level); 2 bedrooms, en-suite bathroom (II level).

The interior space is organised as follows:

I level
- LIVING ROOM with KITCHEN CORNER (gas hob, dishwasher, refrigerator, electric kettle, coffee machine, electric kettle, oven, wine glasses, various kitchen utensils), sofa, table with chairs, pellet stove, access to veranda.
- BATHROOM with shower, washbasin, bidet and WC.
- VERANDA (access from LIVING ROOM) with table and chairs.
- PRIVATE GARDEN with deck chairs.

II level
- BEDROOM 1 (with BATHROOM) with double bed, bedside tables, clothes stand, TV, split A/C;
- BATHROOM with shower, washbasin, bidet and WC;
- BEDROOM 2 with two single beds, desk, slipt A/C;

- BATHROOM with washing machine, WC and washbasin.
- PATIO (access in front of the entrance door) with small table and chairs;

FURTHER SERVICES AT GUESTS' DISPOSAL: unlimited wifi, independent heating, air conditioning (split in bedroom 1 and bedroom 2), dishwasher, washing machine, iron and ironing board, clothes rack and hairdryer, free communal parking for public use.

ATTENTION:
- NO LIFT, the accommodation is only accessible via STAIRWAYS.
- Please note the presence of INTERNAL STAIRWAY to access the 2nd level of the accommodation.
- BEDROOM 2 has no door and is not acoustically isolated from the rest of the accommodation.
- The parking space in the CONDOMINIAL PARK is not guaranteed.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 383 of 6.10.2022).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.

The property is located in the village of Ripa, a historical hamlet of Perugia situated on a hill offering panoramic views of the surrounding valleys. The main places of interest nearby are:

- Castello di Ripa (13th century): 15 min on foot / 15 min by bus
- Pieve di Santa Maria di Ripa (10th-11th century): 8 min on foot

- Assisi: 20 min by car / 1 h by bus
- Perugia: 22 min by car / 45 min by bus

Ripa is also known as "La Terrazza sull'Umbria" (The Terrace of Umbria) because of its panoramic view that sweeps from the plain of Assisi to that of Perugia

To reach the property and move around the area we strongly recommend the use of a car: if you are travelling by car, the accommodation has a private condominium car park for public use (CAR PARK NOT GUARANTEED).

- From the Umbria-Perugia International Airport ‘San Francesco d'Assisi’ you can reach the flat by car (13 minutes).

- From Perugia Fontivegge Station: get off at ‘via Mario Angeloni’ and take bus E422 to the “Perugia” stop, change to line E002 to the "Bv. Ripa", which is a 7-minute walk from the accommodation.
