Bright 65 sqm apartment located on the first floor of a building WITHOUT a lift (stairs to access it) that overlooks a very quiet and sheltered internal courtyard, excellent for hosting up to 3 people. The accommodation is located just 13 min walk from the Fortezza Nuova and just 5 minutes walk from Piazza della Repubblica; and is located in the historic Venezia district, characteristic thanks to its canals.
The apartment consists of a living room with kitchenette, bedroom, bathroom and balcony.

The internal space
The apartment is located on the first floor of a building WITHOUT a lift (stairs to access it).

The internal space is divided as follows:

- LIVING ROOM with sofa bed, wardrobe, dining table, split A/C and access to the balcony;
- KITCHENETTE with induction hob, fridge, freezer, coffee machine, dishwasher, kettle, oven, microwave oven, kitchen utensils and wine glasses;
- BEDROOM with double bed with bedside table and clothes rack;
- BATHROOM with sink, toilet, bidet and shower;
- BALCONY (accessible from the living room) with table, chairs and umbrella.

FURTHER SERVICES AVAILABLE TO GUESTS: unlimited Wi-Fi, independent heating, washing machine, portable fans, iron, clothes horse and hairdryer.

Guests' access
The apartment is for the exclusive use of our guests and won't be shared with the host or other tenants.

We are very flexible and are happy to organize early check-ins/late check-outs when there are no other guests entering or leaving the apartment on that same day. All requests will be confirmed a couple of days before your arrival.

Other details to be noted
To ensure the security of your personal data, 7 days before your arrival you will receive instructions to register your documents via our Guest Portal and to pay the city tax (€1,00 or 1.70€, depending on the seasonality per person per night of stay).
We need such procedure to verify your ids and docs and in order to send info to the police service "Alloggiati Web" which is Italian procedure to host guest in italy.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 6/10/2022 n.383).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings.
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.
Livorno Climatic Zone D: 11 hours a day from November 8th to April 7th.

A surcharge applies for arrivals after check-in hours:
- EUR 10 from 21:00 until 22:00;
- EUR 20 from 22:00 until 23:00;
- EUR 30 from 23:00 until 00.00
- EUR 40 from 00:00 until 01.00
All requests for late arrival are subject to confirmation by the property.

The apartment is centrally located, in the charming district of "Venezia Nuova", in the historic center, which owes its name to the bridges, canals and squares that characterize it and which evoke the typical atmosphere of the "Serenissima". All the main attractions of the city and the historic center can be reached in a few minutes on foot, including the "Fortezza Nuova", "Piazza della Repubblica", the Central Market and the monument of the "Quattro Mori", symbol of Livorno. In the area there are all the main services, including bars, supermarkets, restaurants and pharmacies.

- From Pisa Galileo Galilei Airport it is possible to reach Pisa Centrale station (thanks to the PISAMOVER service) from where it is possible to take the regional train to Livorno Centrale station. From the station it is possible to reach the apartment thanks to the bus line 2+ to the "Grande 1" stop, a 4-minute walk from the property. Travel time: 1 hour.
