The 53 sqm apartment is located on the ground floor of a renovated building WITHOUT a lift (NOT suitable for disabled people).

- KITCHEN with induction hob, fridge, freezer, moka, kettle, oven, kitchen utensils, wine glasses and dining table;
- BEDROOM with double bed, wardrobe and chest of drawers;
- BATHROOM with shower, sink, bidet and toilet;
- PRIVATE GARDEN (accessible from the living room);
- SHARED COURTYARD.

FURTHER SERVICES AVAILABLE TO GUESTS: unlimited wifi, independent heating, two portable fans, hairdryer, clothes horse, iron and ironing board.

PLEASE NOTE. There is no air conditioning.

The property has an uncovered parking space in the shared courtyard, also suitable for SUVs.

The entire house is for the exclusive use of guests during their stay. External courtyard at the back of the shared property.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 6/10/2022 n.383).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings.
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.
Viareggio Climatic Zone D: 11 hours a day from November 8th to April 7th.

Please note that check-ins after the indicated time must be agreed directly with the structure and will take place in self check-in mode via a keybox on site (with a combination that will be provided after booking).

Furthermore, it is located in a strategic area: a few minutes from Tassignano station, Lucca city center, Lucca station and Montecarlo (LU).
To best visit Lucca and its surroundings we recommend using a car, in this way you can visit all the main attractions of Lucca in a few minutes.

- Torre Giunigi: 9 minutes by car or 34 minutes on foot;
- Duomo di San Martino: 10 minutes by car or 12 minutes by public transport;
- Piazza dell'Anfiteatro: 9 minutes by car or 13 minutes by public transport;
- Montecarlo (LU): 22 minutes by car.

- Da Mangiafoco (pizzeria): 5 minutes on foot;
- Eni Café Lucca - In Bocca alla Lupa (bar): 6 minutes on foot;
- Esselunga (supermarket): 8 minutes on foot.

Getting around
- From Pisa Galileo Galilei International Airport, you can reach Pisa Centrale station, thanks to the PISAMOVER service, from where you can take the regional train to Lucca Station. From here, you need to take bus no. 2+ and get off at the "Pesciatina 3" stop, just a 6-minute walk from the property. The most convenient solution is to rent a car and reach the property (about 34 minutes).
