Cozy apartment of 85 sqm, can accommodate up to 3 people, located on the ground floor of a building in a quiet residential district in Menaggio, excellent starting point to discover Lake Como and the mountains that surround it. The accommodation is equipped with every comfort including a veranda and a parking space for guests.

The interior space is organized as follows:

- LIVING ROOM with sofa, dining table and access to the veranda;
- KITCHEN with gas stove, refrigerator with freezer, washing machine, kettle, oven, microwave, toaster and kitchen utensils;
- BEDROOM I with double bed, Smart TV, wardrobe, dresser and access to the veranda;
- BEDROOM II with double bed, wardrobe and dresser;
- BATHROOM with shower, washbasin, bidet and toilet;
- VERANDA.

FURTHER SERVICES AVAILABLE TO GUESTS: wifi, heating by Fancoil, fan, drying rack, hairdryer, iron and ironing board.
Availability of an open and allocated parking space.

PLEASE NOTE: there are steps from the parking space to reach the entrance of the apartment.
The fireplace in the living room is NOT usable.

7 days before arrival you will receive instructions to register your documents via our Guest Portal. The payment of the tourist tax is expected from 1/4 to 31/10 for the first 14 days. The amount is 1.00 Euros per day per person. For children under 7 years of age the amount is free.

Switching on and off air conditioning and heating are subject to compliance with current Italian legislation (Presidential Decree 04/16/2013 n.74, DM 383 of 10.6.2022).
Summer: the average air temperature must not be lower than 26°C for all types of buildings.
Winter: weighted average air temperatures must not exceed 19°C. The ignition period and the daily ignition duration depend on the climatic zone defined by the legislation.
Como Climatic Zone E: 14 hours a day from 15 October to 15 April.

Menaggio is the most important center of the west coast of Lake Como. Thanks to its central location, it is an ideal starting point for any type of excursion: by boat you can access the sumptuous villas of the Centro Lago with their beautiful gardens, by bus or car you can walk through the many valleys with their rural settlements and ancient roads, on foot or by mountain bike you can discover the paths of the Val Sanagra Park, a large lung at the gates of Menaggio.
The town of Menaggio boasts the presence of an exclusive 18-hole golf course and Il Lido di Menaggio with its beautiful swimming pool and beach with spectacular lake views. The village also has a public beach with free access and several sports facilities.
