Modern 60 sqm apartment located on the ground floor of a building WITHOUT elevator (NOT suitable for disabled people), able to comfortably accommodate 4 people.
The property is located a few steps from the main attractions: Viale Italia seafront, the suggestive Terrazza Mascagni and the Naval Academy. The area is well connected to the city center thanks to public transport.

The accommodation consists of a living room with kitchenette, bedroom, bathroom and patio.

The internal space
The 60 sqm apartment is located on the ground floor of a building WITHOUT a lift (NOT suitable for disabled people).

The space is organized as follows:
- LIVING ROOM with double sofa bed and TV;
- KITCHENETTE with gas hob, fridge, moka pot, kettle, oven, air fryer, kitchen utensils, wine glasses, dining table, split A/C and access to the private patio;
- BEDROOM with double bed, wardrobe, TV and split A/C;
- BATHROOM with shower, sink, bidet and toilet;
- PRIVATE PATIO (accessible from the kitchen) equipped with table, chairs and umbrella.

FURTHER SERVICES AVAILABLE TO GUESTS: pocket wifi with 320 GB, independent heating, split air conditioning (ONLY in the kitchen and bedroom), mosquito nets, washing machine, hairdryer, clothes horse, iron and ironing board.

Guests' access
The entire apartment is for the exclusive use of guests during their stay and there are no shared spaces with the host or other tenants.

To ensure the security of your personal data, 7 days before your arrival you will receive instructions to register your documents via our Guest Portal and pay the Tourist Tax.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 6/10/2022 n.383).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings.
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.
Livorno Climatic Zone D: 11 hours a day from November 8th to April 7th.

Please note: completing the registration and paying the Tourist Tax is MANDATORY in order to receive the instructions and access the apartment.
We inform you that assistance for any problems related to self check-in is possible (remotely) until 11:30 pm.

This flat has a self check-in door system, the instructions to access the apartment will be sent automatically only after completing the registration, 7 days before the arrival date.

Description of the area
The apartment is located in a quiet residential area just 1.6 km from Viale Italia and the seafront, which allows you to reach, with a walk, the Aquarium and the wonderful Terrazza Mascagni, from which you can enjoy suggestive sunsets. The area is equipped with all the main services (bars, restaurants, supermarkets) and is well served by public transport: in about 23 minutes by bus you can reach the city center (the bus stop is 550 m away).

- Accademia Navale: 21 minutes on foot;
- Terrazza Mascagni: 19 minutes on foot;
- Mercato Centrale: 17 minutes by public transport;
- Fortezza Nuova: 17 minutes by public transport;

- Conad City: 1 minute on foot;
- Osteria Da...Un'altra Parte (restaurant): 5 minutes on foot;
- Coffee Time Livorno: 10 minutes on foot.

Getting around
- From Pisa Galileo Galilei Airport you can reach Pisa Centrale station (thanks to the PISAMOVER service) from where you can take the regional train to Livorno Centrale station. From the station you can reach the apartment thanks to the N8 bus "Stazione Centrale B" and continue to the "V. Montebello Villa Tirrena" stop, a 3-minute walk from the property.

- From Livorno Station, you can reach the apartment thanks to the 1+ bus from "Stazione Centrale A" and continue to the "Orlando" stop, an 8-minute walk from the property.

- If you travel by car, you can park in the surrounding streets for a fee (blue stripes) or for free on the seafront (NOT guaranteed).
