Lovely 40 sqm apartment, ideal for 4 people, located on the first floor of a renovated period building WITHOUT a lift (stairs to access it). The apartment overlooks a beautiful little square and is located in the historic center of Modena, just 6 minutes walk from the Modena Cathedral and Piazza Grande, the beating heart of the city. The apartment is located in a Restricted Traffic Area (ZTL in Italian).

The internal space
The 40 sqm apartment is located on the first floor of a building WITHOUT a lift (stairs to access it).
The space is organized as follows:
- LIVING ROOM with sofa bed, TV and dining table;
- KITCHENETTE with gas hob, fridge, freezer, coffee machine, kettle, microwave oven, toaster and wine glasses;
- BEDROOM with double bed, wardrobe and chest of drawers;
- BATHROOM with shower, sink, bidet and toilet.

FURTHER SERVICES AVAILABLE TO GUESTS: unlimited wifi, washing machine, independent heating, two portable fans, iron and ironing board, clothes horse and hairdryer.

ATTENTION. There is no air conditioning. Please note that the air conditioning will be installed by March.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 383 -6/10/2022).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.

- FROM THE AIRPORT: you can reach the apartment by car or taxi in just 40 minutes (30.2 km). Alternatively, you can take the Marconi Express service to Bologna station. From there, you need to take bus no. 11 to the "Risorgimento" stop, just a 4-minute walk from the property.
Possibility to take Aerbus to Marconi airport in Bologna for Euro 15.
