The accommodation is located within a residential context in Tregozzano, a characteristic Tuscan village just 7.4 km from Arezzo. The area is served by all the main services: bar, pharmacy, restaurant and supermarkets.

The accommodation consists of a living room, kitchenette, two bedrooms, two bathrooms, three balconies and a small garden.

The internal space
The 100 sqm apartment is located on the mezzanine floor of a building WITHOUT a lift (stairs to access it).

ATTENTION. The apartment is organized on two levels connected by an internal staircase (pay more attention if you are traveling with small children).

- LIVING ROOM with sofa, dining table/desk, TV and access to the balcony;
- KITCHENETTE with gas hob, fridge, freezer, moka pot, dishwasher, kettle, oven, microwave oven, kitchen utensils, wine glasses, access to the balcony and garden;
- BATHROOM I with shower, sink and toilet;
- BALCONY equipped with table, chairs and canopy;
- SMALL PRIVATE GARDEN (accessible from the balcony of the kitchenette).

>UPPER LEVEL
- BEDROOM I with double bed, wardrobe and access to the balcony;
- BEDROOM II with double bed, wardrobe and access to the balcony;
- BATHROOM II with shower, sink, bidet, toilet;
- TWO BALCONIES (accessible from the bedrooms).

FURTHER SERVICES AVAILABLE TO GUESTS: unlimited wifi, independent heating, two portable fans, washing machine (in the garage), hairdryer, clothes horse, iron and ironing board.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 383/6.10.2022).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings.
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.
Arezzo Climatic Zone E: 14 hours a day from October 15th to April 15th.

Self check-in will take place in this accomodation. It is MANDATORY to complete the registration in order to receive instructions to collect the keys and access the apartment.
The keys can be collected for free via smartlock on site.

Tregozzano is a hamlet in the municipality of Arezzo, a place known for its rural and peaceful environment, immersed in the typical Tuscan countryside. The village retains some traces of its history, visible especially in the architecture of the houses and religious structures. For hiking lovers it is the ideal destination since the Tuscan countryside offers splendid landscapes for hiking, horseback riding and cycling. Furthermore, it is only 7.4 km from the city center of Arezzo.
