- TERRACE equipped with table and chairs, armchairs, coffee table and umbrella.

- BEDROOM II with double bed, wardrobe and split A/C;

- SMALL TERRACE.

FURTHER SERVICES AVAILABLE TO GUESTS: wifi with 200 GB bar of soap, independent heating, air conditioning via split (ONLY in the living room and in the two bedrooms), washing machine (on the terrace), mosquito nets, hairdryer, clothesline, iron and ironing board .

The property has an uncovered parking space, also suitable for SUVs. The assigned number is 21 and to access it you have to go through a gate.

Guests' access
The apartment is for the exclusive use of our guests and won't be shared with the host or other tenants.

Other details to be noted
To ensure the security of your personal data, 7 days before your arrival you will receive instructions to register your documents via our Guest Portal and pay the Tourist Tax due to the Municipality of Viareggio (€ 1.50 per person per night of stay for a maximum of 10 nights; people under 18 are exempt from paying the tourist tax).
We need such procedure to verify your ids and docs and in order to send info to the police service "Alloggiati Web" which is Italian procedure to host guest in italy.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 6/10/2022 n.383).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings.
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.
Viareggio Climatic Zone D: 11 hours a day from November 8th to April 7th.

Please note that check-ins after the indicated time must be agreed directly with the structure and will take place in self check-in mode via a keybox on site (with a combination that will be provided after booking).

Description of the area
The apartment is located in a central position, a short distance from the market, the pine forest and the beaches, as well as all the main services.

Viareggio is one of the most fascinating seaside resorts in Italy. A city with an Art Nouveau soul, elegant and refined, with historic buildings, beautiful cafés and fascinating traditions, including, above all, those linked to the celebration of the famous Carnival. Among the points of interest in the city, it is worth mentioning the Lungomare or Passeggiata Margherita with its succession of Art Nouveau style buildings, Villa Argentina and Villa Paolina, the Church of San Paolino and the Church of Sant'Andrea, the Citadel and the Carnival Museum and the Matilde Tower, the oldest building in the city, dating back to the 16th century.

To reach the main points of interest:
- Church of San Paolino: 12 minutes with public transport;
- Beaches: 7 minutes on foot;
- Pineta di Ponente: 17 minutes on foot;

Getting around
- From Pisa Galileo Galilei International Airport, it is possible to reach Pisa Centrale station thanks to the PISAMOVER service, from where it is possible to take the regional or Intercity train to Viareggio station and continue with bus no. 25 to get off at the "Via Udine Civ.50" stop, just a 7-minute walk from the property.

- From Viareggio station, it is possible to reach the apartment thanks to the E26 bus "Pietrasanta Terminal 1" to the "Via Aurelia Nord Fotomarket" stop, just a 16-minute walk from the accommodation.

- If you are traveling by car, you can park on site: uncovered parking space, also suitable for SUVs. The assigned number is 21 and to access it you need to go through a gate.
Alternatively, it is possible to park for a fee on the street in the streets adjacent to the property (NOT guaranteed).
