The property is located in the southern area of Trani, surrounded by a rural landscape; the area offers a perfect balance between rural tranquillity and access to urban services.
The accommodation consists of a living room with kitchenette, a bedroom, a bathroom, a parking space, a shared garden and swimming pool.

The flat is organised as follows:
- LIVING ROOM with KITCHEN CORNER (induction hob, fridge, moka, oven and various cooking utensils), dining table, double sofa bed, single bed (cot), sofa, TV, split A/C.
- BEDROOM with double bed, single bed, armchair, wardrobe, bedside tables, TV, split A/C.
- BATHROOM with bath, 3 basins (2 in ante-bathroom), bidet and WC.
- PRIVATE COURTYARD in front of the flat entrance.
- CAR PARK.
- GARDEN in common.
- SWIMMING POOL (8x15 m) in common with deck chairs available for guests.

FURTHER SERVICES AT GUESTS' DISPOSAL: unlimited wifi, heating and air conditioning by splits (1 in the living room and 1 in the bedroom), iron and ironing board, clothes-horse and hairdryer, parking space suitable for both cars and SUVs, shared garden and swimming pool.

N.B. For larger groups it is possible to book the other two flats in the villa: Villa with Pool & Garden - Ground floor; Villa with Pool & Garden - First floor.

ATTENTION:
- The POOL is NOT for the exclusive use of the flat guests; the service is SHARED with the other guests of the villa and with possible external guests.
- The POOL is available from June to September (depending on weather conditions, it may open earlier in May and close later in October); it will not be available during the following time slot: 7 a.m. to 10 a.m.
- NO LIFEGUARD.
- STAIRWAYS are available to access the flat, which is located in the basement of the villa.
- CAR NEEDED to reach the property and to move around the area; the property has a CAR PARK.
- FIREPLACE NOT USABLE.
- We report the presence of a DOG in a closed enclosure at the entrance to the property.

To ensure the security of your personal data, 7 days before your arrival you will receive instructions to register your documents via our Guest Portal. We need such procedure to verify your ids and docs and in order to send info to the police service "Alloggiati Web" which is Italian procedure to host guest in italy.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 383 of 6.10.2022).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.

The accommodation is located in the southern area of Trani, characterised by a rural landscape with agricultural fields and olive groves, typical of the Apulian countryside. In addition, the proximity to the Adriatic Sea offers opportunities for bathing activities and walks along the coast.
